If you are considering renting a property through Martin Maslin Estate Agents, the following outlines the permitted payments you may be required to make.
At any stage of your enquiry, our team will be happy to provide a full, property-specific breakdown of all costs payable before, during and after your tenancy.
Holding Deposit (per tenancy)
One week’s rent
This is required to reserve a property.
Please note: The holding deposit may be retained if any relevant person (including guarantors):
Security Deposit (per tenancy)
This deposit covers damage or default during the tenancy and applies to Assured Shorthold Tenancies (ASTs).
Unpaid Rent
Interest may be charged at 3% above the Bank of England Base Rate on overdue rent.
Please note: This will only be applied once rent is more than 14 days in arrears.
Lost Keys or Security Devices
Tenants are responsible for the full cost of replacing any lost keys or security devices.
If locks need to be changed, tenants will also be charged for:
An additional charge of £15 per hour (inc. VAT) may apply for administrative time where applicable.
Variation of Contract (Tenant’s Request)
£50 (inc. VAT) per agreed variation
Covers the cost of obtaining landlord instructions and preparing updated legal documents.
Change of Sharer (Tenant’s Request)
£50 (inc. VAT) per replacement tenant (or reasonable higher costs if applicable)

Client Money Protection is provided by Propertymark (Scheme Ref C0015628). Redress through The Property Ombudsman Scheme. All Deposits held under Tenancy Deposit Scheme (Membership No. G02076). Please see the Propertymark Conduct and Membership Rules here
Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent's responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.
