Situated on the western fringe of the popular village of Tetney this level site extends to around 0.8 hectare (1.98 acres) and has the benefit of Outline Planning Permission for the erection of NINE dwellings with garages. The illustrative layout for the site suggests detached houses each with a double garage and this plan is considered by East Lindsey District Council to be an integral part of the initial planning approval.
THE SITE AND LOCATION
The site is located to the western side of the property known as Westlands on Station Road, Tetney and the entrance is situated approximately 90 metres from the junction with Holton Road. Broadly rectangular in shape with a wide frontage to Station Road the site is generally level and bordered on two sides by open fields. Facilities within the village of Tetney include a well stocked general store, a fish and chip shop, The Plough (a popular Public House) and primary level schooling.
Outline Planning Permission for the erection of nine dwellings and garages was granted on 6th December 2016. The planning application, decision notice, site plans etc can be seen by accessing East Lindsey District Councils planning website using Reference Number N/178/01416/16. A Section 106 Agreement has been entered into by the current owners requiring a contribution of £7000 towards off site drainage work in conjunction with the development of the properties.
THE PROPOSED PROPERTIES
The proposed scheme shows nine detached dwellings, intended to be of two or three storey design with a mix of attached and detached double garages. The road layout is intended to create only one point of access to and from Station Road with two internal roadways serving the nine properties. A pond will be required to provide surface drainage facilities. Due to the constraints of an Outline application, no accommodation details or room layouts have been established for the individual properties although the designs are thought suitable for 4 or 5 bedroom homes.
The land is offered without builder ties and it will be the responsibility of the purchaser to comply with the Conditions attached to the planning permission and to seek approval of all reserved matters within the relevant timescales. The developer will need to establish a procedure for the future management of the private roads and communal areas. Please note that the site is offered for sale on the basis of the Outline Planning Permission already granted complete with its illustrative layout. Any potential purchaser wishing to making their purchase conditional upon the granting of an alternative or detailed planning permission should make this clear at an early stage although such an agreement is unlikely to be entered into.
The vendors have indicated they would be interested in retaining Plot 9 for their personal use subject to agreeing an amended price for the site. They will also retain a Right of Way through the site to the rear paddock.
